Building in Dhaka, properly.
We develop residential, commercial and mixed-use property in the city, and we keep the engineering in our own hands from the first soil test to the day the keys change owner.
Anyone can put up a building. The difficult part is standing behind it once the scaffolding comes down.
Shamsuddin Real Estate Ltd. builds apartments families actually live in, retail and office floors that hold their value, and land brought from survey through to build-ready. We are a developer, not a broker: we take the land, the capital and the risk, and we carry them all the way through.
What makes that possible is keeping the work in-house. Our own engineers do the design coordination, the site supervision and the quality control. Nothing important gets handed to a subcontractor at the point where a schedule usually starts to slip and nobody will say who is responsible.
Our current flagship is Emerald Heights — a 24-storey mixed-use tower on 24,547 square feet at Kakrail, designed with Nakshabid Architects.
Four commitments
we can be held to.
Not slogans. Each one is something you can check during the build, and hold against us afterwards if we get it wrong.
One team owns the whole build
Design coordination, site supervision and quality control are done by our own engineers. When something needs a decision, it is made by someone who will still be on site next month.
Consents first, foundation second
RAJUK compliance and every required consent are secured before the first pour. Slower at the start, far faster afterwards — and it keeps the title clean.
The number you are quoted is the number
Costs, payment schedule and what is included are set out in the agreement. No charges appear late in the build that were not there at the beginning.
Bad news travels fast here
Milestones are reported to you as they pass. If a date is going to move you will hear it from us while you can still plan around it, not on the day.
Named consultants,
on the record.
A developer is only as good as the people signing off the drawings. These are the consultants appointed on Emerald Heights.
Nakshabid Architects
Architecture — masterplan, elevations and the planted-terrace strategy that gives the tower its character.
Dr. M. Shamim Z. Bosunia
Structure — structural design and review for a 5-basement, 24-storey frame.
Md Hasmotuzzaman
Electro-mechanical — electrical, mechanical and vertical transport, including seven lifts and five pairs of escalators.
Six disciplines,
one accountable team.
Residential Development
Apartments planned around how families in Dhaka actually live — light, cross-ventilation and rooms that take real furniture.
Commercial Properties
Retail and office floors engineered for footfall, flexible tenancy and long-term asset value.
Land Development
Feasibility, soil and access studies, planning and servicing — land taken from survey to build-ready.
Interior Solutions
Turnkey design and fit-out, so a handover date and a move-in date can be the same date.
Project Management
Approvals through handover under one schedule, with milestone reporting you receive without asking.
Investment Consultation
Location, timing and yield assessed honestly for buyers treating property as an investment rather than a home.
Own land in Dhaka? Let’s build on it properly.
You bring the land; we bring the capital, the engineering and the delivery. Terms are registered, the share is fixed in writing, and the schedule is one you can hold us to.
